Gateway to the Okefenokee

Listings in Waycross, GA

Welcome to Waycross, the Ware County seat and southeast Georgia rail hub that sits at the gateway to the Okefenokee Swamp.

Waycross is the county seat of Ware County in southeast Georgia and the county's only incorporated municipality. It sits at the junction of several rail corridors, a position that shaped the city from the beginning: Waycross began as a stagecoach crossroads and became a true railroad town once tracks arrived in the mid-1800s. The city's rail heritage remains visible in its two National Register historic districts — the Waycross Historic District and the Downtown Waycross Historic District — where Victorian and early-20th-century architecture lines the streets near the depot and along Plant Avenue, named for railroad builder Henry Bradley Plant. Timber and rail built the local economy. In the early 1900s the Hebard Cypress Company operated a large sawmill near Waycross and built railroads into the Okefenokee Swamp to haul cypress timber, turpentine, and other forest products. That extractive era has long since given way to a more diversified mix of retail, health care, and public-sector employment, with the city serving as the commercial hub for Ware and surrounding Pierce County communities. The city is perhaps best known today as the gateway to the Okefenokee Swamp, the vast blackwater wetland that lies just to the south. That proximity, combined with its role as a regional retail, medical, and employment center, gives Waycross an outsized presence in an otherwise rural corner of the state. South Georgia State College maintains a location in the city, adding an educational anchor to the local economy. With a population of about 14,000, Waycross offers the pace and affordability of a small Southern city while functioning as a hub for a much larger surrounding area. Its downtown is part of Georgia's Main Street network, and the historic neighborhoods, rail depots, and swamp-access recreation together define a place that is equal parts working rail town and outdoor gateway.

City Guide

About Waycross

Real Estate & Housing

Waycross's housing stock reflects its long history as a rail town. The historic districts contain a substantial collection of Victorian and early-20th-century homes, including bungalows and larger residences near the downtown and depot areas. Outside the core, mid-century single-family homes and newer construction spread across traditional, tree-shaded neighborhoods. The market is generally affordable by regional standards, with a mix of older character homes and more conventional suburban properties, and the city functions as a residential center for the broader Ware County area.

Neighborhoods

The city's most distinctive residential areas are its two National Register historic districts. The Waycross Historic District encompasses one of the city's earliest developed suburbs adjacent to the railroad tracks and depot, while the Downtown Waycross Historic District covers the commercial core and surrounding blocks. These areas hold the city's richest concentration of Victorian and early-20th-century architecture. Beyond the historic core, established neighborhoods extend along the city's major corridors, with schools, parks, and churches anchoring residential blocks throughout.

Lifestyle in Waycross

Waycross blends a working railroad heritage with the slower rhythms of a South Georgia county seat. Downtown, a growing café culture and monthly events enliven the historic storefronts, while the city's Main Street designation supports continued revitalization. Residents are minutes from the Okefenokee Swamp for paddling, fishing, and wildlife viewing, and the surrounding rural landscape offers hunting and outdoor recreation. As the region's commercial and medical hub, Waycross provides everyday services and employment that many smaller surrounding communities rely on.

Schools & Education

Public education in Waycross is provided by the Ware County School District, based in the city, which operates elementary, middle, and high schools serving the county. South Georgia State College maintains a presence in Waycross, offering higher-education and continuing-education opportunities close to home. The presence of both a countywide public school system and a local college campus reinforces the city's role as the educational center of the region.

Getting Around

Waycross's identity is inseparable from its railroads: the city grew as a rail hub and remains an active junction on the CSX network, with the historic depot on Plant Avenue a reminder of that legacy. Major U.S. highways, including U.S. 1 and U.S. 84, pass through the city, connecting it to surrounding communities and to Interstates 75 and 95 within the region. The combination of rail and highway access has long made Waycross a distribution and travel crossroads for southeast Georgia.

Parks & Recreation

The Okefenokee Swamp, immediately south of Waycross, is the area's defining outdoor asset — one of North America's largest blackwater wetlands, with boardwalks, boat tours, and paddling trails that showcase alligators, wading birds, and cypress forest. The city itself offers historic train watching at the downtown rail depot, a locally recognized Main Street district, and community parks. Fishing, hunting, and boating across the surrounding Ware County countryside round out the recreational landscape.
